Achieving A Quick Property Sale
There can be many reasons why you want to sell your property quickly. It can be anything from just wanting to get the whole process over and done with so that you can move to another area to needing to sell your house urgently because of financial problems.
Whatever your reason the first step is usually putting your home on the market with an estate agent. This is the easiest way to sell your property but make sure you do your research first. Have a look around at the for sale and sold signs in your area and see who seems to be selling the most properties. Don't be swayed by offers of low commission rates if you are looking to sell quickly. You need an estate agent who knows the market in your area and has buyers coming to them looking for your type of property.
The next thing to do is consider the price of your property. Be realistic with the price if you're after a quick property sale. You need a price that will attract buyers so that probably mean putting it on at a lower price than other properties in your area, but not too low as that could make buyers think there's something wrong with your property or that you are desperate to sell.
Never let the estate agent or buyer know that you are desperate to sell even if you are. There's a big difference between being keen to sell and being desperate to sell. The latter will mean low offers. So make sure you have a good story as to why you want to move quickly but not too quickly. You need to sound as if you'd loved to move as soon as you can but if you don't then it may be a bit inconvenient and nothing more.
If you're lucky and you price it right then you may end up with more than one buyer after your property and this could mean that the price you finally achieve will go up.
Do not forget to declutter and clean the place thoroughly. You may not want to spend money on something you are intending to sell but it costs nothing to clear away your stuff so that buyers can see what's on offer. If your place looks sparkling clean then buyers turn up they will also think that you are likely to have maintained the property properly.
But what happens if nothing happens? You have a few buyers that turn up and don't seem that interested or do seem keen but then never come up with an offer. If you really need to sell then you'll have to consider other options.
One of these is selling at auction. The good thing is that if it's sold at auction the sale has to be completed within a month. Another option is selling it to one of the companies that specialise in buying properties owned by people who need to sell quickly. Both of the these options mean that you may walk away from your home with very little profit if any at all but this may be a better option than having your house repossessed.
